These Terms and Conditions ("Terms") govern your use of the O5 Plumbing LLC website and the services we provide. By accessing our website or engaging us for plumbing services, you agree to be bound by these Terms. Please read them carefully.
O5 Plumbing LLC is a licensed plumbing company based in San Antonio, Texas, operating under Texas Master Plumber License #M44165 held by Eric Keigher. We provide residential plumbing services in San Antonio and surrounding communities.

When you schedule a service appointment with O5 Plumbing, you agree to provide accurate information about the issue and to ensure reasonable access to the service location at the agreed time. If we are unable to access the property at the scheduled time due to circumstances within your control, a trip charge may apply.
O5 Plumbing provides flat-rate pricing. You will be given a written or verbal price quote before any work begins. By authorizing us to proceed with the work, you agree to pay the quoted price upon completion. Estimates are valid for 30 days unless otherwise specified.
If unforeseen conditions are discovered during work that materially affect the scope or cost, we will communicate this to you and obtain your approval before proceeding with additional work.
By verbally or in writing authorizing O5 Plumbing to perform services, you confirm that you are the property owner or have the owner's permission to authorize the work, and that you accept responsibility for payment of the agreed service price.
Payment is due upon completion of service unless other arrangements have been made in advance in writing. We accept cash, check, and major credit cards. A returned check fee of $35 may apply.
For larger projects, a deposit may be required before work commences. Deposit terms will be specified in the written estimate or service agreement.
Accounts with balances unpaid after 30 days may be subject to a finance charge and/or referred to a collections agency. You agree to pay any reasonable costs of collection, including attorney fees, if applicable.
We ask for at least 24 hours' notice to cancel or reschedule a non-emergency appointment. Repeated same-day cancellations may result in a trip fee for future scheduling.
O5 Plumbing reserves the right to reschedule appointments due to emergencies, equipment issues, or staffing circumstances beyond our control. We will provide notice as early as possible.
O5 Plumbing warrants all labor performed to be free from defects in workmanship for a period of one (1) year from the date of service, unless otherwise specified in writing. This warranty covers the specific work performed and does not extend to pre-existing conditions, unrelated systems, or issues caused by misuse or modification.
Parts and equipment installed by O5 Plumbing are subject to the manufacturer's warranty. We will assist in coordinating warranty claims for parts we supply where applicable. Parts supplied by the customer are not covered under our warranty.
The warranty does not apply to:
O5 Plumbing LLC is fully licensed, bonded, and insured. In the event of damage caused directly by our workmanship, our liability is limited to the cost of correcting the specific issue caused by our work. We are not liable for indirect, incidental, or consequential damages, including but not limited to loss of use, lost profits, or damage to personal property not directly caused by our negligence.
To the maximum extent permitted by Texas law, our total liability to any customer shall not exceed the amount paid for the specific service giving rise to the claim.
You grant O5 Plumbing personnel lawful access to your property to perform requested services. Our technicians will take reasonable care to protect your property, including using shoe covers and drop cloths where appropriate. We are not responsible for pre-existing conditions or damage to property that is structurally compromised, deteriorated, or otherwise in a condition that makes service inherently risky.
If hazardous conditions are discovered (e.g., asbestos, microbial growth, or structural damage), we reserve the right to suspend work until those conditions are addressed.
Where required by local ordinance, O5 Plumbing will obtain necessary permits for work performed. Permit fees, where applicable, will be disclosed in the estimate. All work is performed in compliance with applicable Texas plumbing codes.
In the event of a dispute, we ask that you contact us directly first so we have the opportunity to resolve it. Most issues can be resolved quickly through direct communication.
If a dispute cannot be resolved informally, both parties agree to attempt mediation before pursuing litigation. Any legal proceedings shall be conducted in Bexar County, Texas, and governed by the laws of the State of Texas.
