General rule: if your unit is under 8 years old and the repair is minor compared with replacement, repair. If it's over 10 years old or repair cost exceeds half the price of a replacement, it's usually better to replace. Annual flushing removes sediment buildup especially important in San Antonio's hard water. The anode rod should be inspected every 2-3 years and replaced when it's corroded down. These two steps alone can add 3-5 years to a conventional tank's lifespan.
A sulfur or rotten egg smell in your hot water almost always points to a failed anode rod. The rod is the main sacrificial component inside a tank water heater it's designed to corrode so your tank doesn't. When it's gone, bacteria interact with the water and produce hydrogen sulfide gas. Replacing the rod typically solves it completely.
Find the cold-water inlet valve at the top of the unit and turn it off to stop water flowing in. Open a hot water faucet somewhere in the house to relieve pressure and reduce further leaking. Then call us don't leave a leaking water heater unattended, as a tank failure can release 40-80 gallons of water very quickly.
